Olive York Way

7-11 Olive York Way, West Brunswick, Victoria

Client:  BDC Properties

Year:  2016

Located within a quiet neighbourhood of West Brunswick, Olive York Way residences have been designed to create a luxurious and contemporary lifestyle for residents.

Each building includes a number of apartment mixes, with each apartment prioritising good solar access, and ensuring no apartments have a southern aspect. Each building has been separated by more than 11m to minimize overshadowing between blocks and to create a buffer for privacy and outlook from within apartments and their balconies.

The final designs were guided by the Better Apartment Design Standards – which are now an integral part of the Victorian Planning Scheme. Each apartment enjoys a luxurious layout, which opens onto generously proportioned balconies with easterly, westerly or northerly aspects.

The double-level dwellings in the northern building incorporate a traditional city loft – and the building uses central circulation spines every other level to ensure north facing living spaces, dual aspects and effective cross ventilation.

The upper penthouse levels use a parapet setback for private terraced landscaping, while the staggered building forms of the two southern blocks allow for expansive common gardens for all residents to enjoy.

At Olive York Way, MLD Studio have delivered a solution which meets an appropriate yield and apartment mix, while achieving a desirable living outcome for residents.
